Living in Doral

Doral homes and neighborhoods give you several ways to live, from condos and townhomes to detached houses, often in communities with shared amenities. Doral sits in western Miami-Dade, just west of Miami International Airport. It became a city in 2003.

You'll find newer single-family homes, townhomes, gated communities and condos here, and new construction is part of the mix. The City of Doral confirms that housing range. It also provides flood information for a specific address, which is one of the first things I look up for any home here.

Doral is known by name for what's in it. Downtown Doral, CityPlace Doral and Dolphin Mall are here, along with the Doral golf resort that is home to the Blue Monster course. For anyone living nearby they're part of daily life, and part of the traffic too.

That traffic is the trade-off people mention most. Rush hour can be heavy, so in Doral the drive deserves as much attention as the house.

How I work in Doral

In Doral, we choose the home type first. A condo, a townhome and a detached house can sit a few minutes apart and ask different things of you, in upkeep and in monthly cost. Each one also comes with its own set of rules.

Once the type is settled, we test the drive to the places you go most often, at the hours you'd make it. The Palmetto Expressway, the Dolphin Expressway and the Florida Turnpike all run close by, and two homes in Doral can put you on different roads each morning. I set up a targeted search around the type you choose and the drive you can live with, so you're comparing like with like.

Before you commit, I make sure you get the association documents early, and I'll help you review the insurance, the flood information and the property's permit history, so the full cost and responsibilities are clear. It's the same review I do everywhere I work. What stands out in Doral is how often a home comes with an association and shared amenities, which makes those documents part of the house.

If this is your first purchase, buying a home in South Florida walks through each step in plain language. If you're weighing a brand-new home, my page on new construction in South Florida covers builder contracts and inspections. If you're moving here from somewhere else, relocating to South Florida explains how I help you narrow the homes before you travel.

Where Doral fits

Doral is the farthest north of the areas I cover. If your search includes Doral and somewhere farther south, like Kendall or Coral Gables, I'm glad to show you homes in both on the same day. Seeing them side by side, with the drive tested, makes the trade-off concrete instead of theoretical.

I don't keep separate neighborhood pages inside Doral yet. For now I describe each home by its exact community, which tells you more than the city name would. That matters most where a gated community or an association sets its own rules.

Doral homes and housing types

Most Doral searches start by choosing among these types of home.

  • Condos, with association documents, a budget and building rules to read.
  • Townhomes, usually with an association and shared exterior responsibilities.
  • Newer single-family homes, often inside a community with its own rules and fees.
  • Gated communities, where the gate, the amenities and the association come with the house.
  • New construction, where the builder's contract and timeline are part of the purchase.

Each type trades space against upkeep and cost in its own way. A detached house gives you more control and more responsibility. A condo or townhome shares some of that responsibility with an association, and the association's documents tell you how much. A gated community adds shared amenities, and the rules and fees come with them.

Because many Doral homes sit inside an association, the monthly cost of two similarly priced homes can differ more than you'd expect. Insurance adds to that difference. We put those numbers side by side early, before you're attached to a house.

What to check before buying or selling in Doral

  • The drive from each home to the places you go most often, at rush hour.
  • Association costs, rules and the budget, for a condo, townhome or gated community.
  • Insurance quotes for the specific address.
  • Flood information for the address, which the city provides.
  • The property's permit history.
  • Assigned schools, through the district's address-based school search.

For sellers, the picture looks different from the other side. Your buyer may be comparing your home with a different type of property just minutes away. I'll price it against the homes buyers would actually consider, then make its condition, updates, amenities and ownership costs easy to understand. That gives us a more useful selling strategy than treating all of Doral as one market.

I build the price on absorption rate and days on market, with the reasoning shown. You can start with a complimentary home valuation, read about selling your home in South Florida, or see every step in The Sequence.
