Home valuation in South Florida, with the reasoning shown
A number built from your home's details and the current market, with the reasoning shown, instead of an automated estimate.

Why a home valuation in South Florida needs more than an estimate
A home valuation in South Florida is harder than it looks from a website. An automated estimate reads public records and recent sales nearby, then produces a number. It can't see your renovated kitchen or your new roof. It can't tell a quarter-acre lot from an acre, or a view of the water from a view of the neighbor's fence. For a home that has been updated, or one with no clean comparable, the gap between that number and the real one can be wide.
I wrote this page for owners who want the real number, whether or not they plan to sell soon. Some of you are planning a move and need to know what the sale could cover. Some have been asked by a lender, an attorney or a family member. Some tell me, "We're just curious, we're just looking to see how the market is doing." That's a good reason too, and you'll get the same analysis with no ask attached.

How I build your number
I start with your home, not with a formula. We walk through what you've improved and when, what's original, and anything a buyer would notice first. For a larger or unusual property, I look at the lot and what it allows, because buyers in parts of South Florida weigh the land as heavily as the house.
Then I choose comparable sales carefully and adjust for the differences. A comparable home with a new roof and yours with an original one aren't the same house, and the adjustment has to show it.
Two market measures shape the final range. The first is the absorption rate, which tells us how quickly homes like yours are selling right now. The second is days on market, which shows how long buyers are taking to decide. Together they tell me whether the market is moving toward sellers or toward buyers in your price range, and that changes where a price should sit.
For a sense of scale, here is one market measure from the Miami MLS. As of September 16, 2026, single-family months of inventory stood at 5.2 in Homestead, 4.3 in Cutler Bay, 2.9 in Palmetto Bay and 5.9 in Pinecrest. Months of inventory estimates how long the homes currently for sale would take to sell at the recent pace if no new listings appeared. It describes the market on that date, not where prices are headed.
Some details move a number more than owners expect. A roof's age and the permit history of an addition both matter, because buyers and appraisers may treat unpermitted space differently from permitted space. Flood designation and the cost of insuring the home matter too, since a buyer weighs the monthly cost of owning it alongside the price. An elevation certificate, if you have one, is worth finding before we meet.
A valuation also has a shelf life. The market that set your number keeps moving, so if you're planning a sale months from now, ask me to update the analysis closer to the date. It costs you nothing and keeps your plan built on current information.
Finally, I write it all down. You get the number, the range around it, the comparable homes I used and the reasoning for each adjustment. You'll be able to follow every step and question any of them.
What you get, and what happens next
A short conversation. I'll ask about the home, any improvements and whether there's a date you're working toward. If there isn't one, that's fine.
A look at the property. In person is best, because the details that move a number are easiest to see on site. If you're away, we can start with photos, a video call and your list of updates.
A written analysis. The value range, the comparable sales, the market measures and my reasoning, in plain language.
A conversation about it. We go through the analysis together. If the number is lower than you hoped, I'll say so kindly and show you why. If it's higher, I'll show you that too.
A version you can share. If an attorney, a lender or family members need to see the number, I can prepare the analysis in a form you can pass along. For an estate or a divorce, that means one document everyone reads, with the same comparables and the same reasoning in front of each person.
No obligation. The valuation is complimentary. What you do with it is up to you. If you do decide to sell, it becomes the starting point for how I price a home to position it for its first week on the market.
Home values across the towns I serve
The method stays the same everywhere. The details that move the number change from town to town.
Two homes with a Homestead address can feel nothing alike, from a mid-century single-story house to a gated community built since 2000, so comparables have to match the kind of home. See home values in Homestead. In Palmetto Bay, the difference between a renovated 1960s home and an original one can be wide, even a few streets apart. More on home values in Palmetto Bay.
In Pinecrest, a generous-looking lot doesn't, by itself, tell you what can be built on it, and that affects value. Read about home values in Pinecrest. In the Redland, two parcels with the same acreage can allow quite different uses. See home values in the Redland. Kendall covers too much ground to value by name alone, so the exact location and type of home decide the comparables. More on home values in Kendall.

Frequently Asked Questions
Is the home valuation complimentary?
Yes. It's complimentary and comes with no obligation to list your home with me.
How is your number different from an online estimate?
An online estimate can't see your improvements, your lot or your view. I build the number from what's in and around your home, adjust each comparable sale for the differences, and show you the reasoning.
Is a home valuation the same as an appraisal?
No. An appraisal is prepared by a licensed appraiser, usually for a lender. My valuation is a market analysis meant to help you plan a sale and set a price.
Can I get a valuation if I'm not planning to sell yet?
Yes. Many owners ask simply to know where they stand. You'll get the same written analysis either way.
