Selling your home in South Florida
A plan, not a wait: priced on the data, launched to a targeted audience, and reported on by me directly until closing.

Selling your home in South Florida starts with your reason
Selling your home in South Florida usually begins with a half-formed sentence. "We're thinking about it." A new job is pulling you north, or the house has more rooms than you use, or you've found the next place and need this one sold to get there. The reason matters, because it decides what the sale has to do for you.
Underneath every reason sit the same four questions. What will the house bring? How long will it take? What will I have to do? What happens if something goes wrong along the way? Good answers to those four come from a plan, and a plan can be written down before you sign a listing agreement.
I wrote this page for owners who want that plan first. It covers a standard sale of a home you own, with or without a mortgage. If your sale also involves an estate, a divorce or a lender who has to approve the price, those situations have their own pages, and the same care carries over to each of them.

How I handle a sale: three decisions are yours, the rest of the work is mine
A home sale asks you to make three real decisions. You set the price, with my reasoning in front of you. You choose the offer, with every offer laid out on its terms. You decide the timeline, including when you move and where you go next. Everything else is my work, and most of it happens where you won't see it.
I run every listing on the same plan, which I call The Sequence. The order of the work matters as much as the work itself. The walkthrough and the repairs come before the photographs. The price is built before anyone outside the house sees it. The launch reaches the agents who already have buyers before it waits for anyone to wander in.
Some of what I do sounds small and protects a lot. I build the price on absorption rate, which is how quickly homes like yours are selling right now, and on days on market. Then I show you the math. Inside the MLS, I search the saved searches of buyers whose criteria match your home, and I contact their agents directly. Before you accept an offer, I verify the buyer's financing and proof of funds, because a strong-looking offer from a buyer who can't close costs you weeks.
You'll deal with me the whole way, not an assistant or a call center. Joshua C. wrote: "Great service from Nanci. Always responsive at any time any day. Just give her the details of what you're looking for and you will get the results. RECCOMEND IT!!"
Being reachable matters most when a question can't wait.
What you get, from the first call to closing day
Before anything is decided. We talk about your plan, your date and what the sale has to cover. If you're buying your next home too, we map both sides at once so you move once and aren't caught in between. You'll leave that conversation with a clear picture and no obligation to list.
A prioritized checklist for the house. We walk the property together. I'll point out the improvements worth making and the ones that won't pay you back. When you want help, I coordinate a staging consultation and vetted vendors who bill you directly, so you always see what you're paying and to whom.
A price you understand. You'll see the homes I compared yours to, how fast they sold and why I adjusted for what yours has that they don't. If the number the market supports is lower than the number you had in mind, I'll say so kindly and early. I'd rather tell you the truth in week one than watch your listing sit for ninety days.
A launch with two halves. Buyers see professional photography, video, a floor plan, a 360 tour and a dedicated property website. Behind that, agents and lenders hear about your home directly, and your closest neighbors get a Pick Your Neighbor letter.
Reports on a schedule. Showings, online traffic, inquiries and the feedback buyers leave, including the comments that are hard to hear. If people look online and don't book showings, we deal with it in week two. You can see how reporting and adjusting works in more detail.
A contract watched to the end. After you accept an offer, I track the inspection, the appraisal, financing approval and title against every deadline in the contract. I stay in touch with the buyer's agent, the title company and the lender until you've closed.

Selling across the towns I serve
The plan stays the same everywhere I work. What changes is the house, the buyer and the questions that buyer will ask first.
In Homestead, a buyer is often comparing your home with townhomes and gated communities built since 2000, so your updates need to be easy to see. Read more on selling a home in Homestead. In Cutler Bay, buyers ask about flood designation and insurance early, and a seller who has those answers ready makes the decision easier. See selling a home in Cutler Bay.
In Pinecrest, a buyer may be weighing the condition of the house against what the lot allows, so permitted improvements have to be described accurately. More on selling a home in Pinecrest. In Coral Gables, historic designation and the city's design requirements can shape how a buyer reads a property. See selling a home in Coral Gables.
I also sell homes in the Redland, Silver Palm, Leisure City, Palmetto Bay, Kendall, Doral and Miami, and each has its own page below. When you're ready to talk about your home, start the conversation, or call or text me at 786-237-9904. You can also learn more about Nanci Gilbert, PA.
Frequently Asked Questions
How do you decide what my home should be listed at?
I build the price on the absorption rate, which is how quickly homes like yours are selling right now, plus days on market and the specifics of your property. You see the homes I compared and the math behind the number.
Do I have to make repairs before I sell?
Not always. We walk the house together and I give you a prioritized checklist. Some repairs protect your sale by removing an inspection problem early. Others won't pay you back, and I'll tell you which are which.
Will I hear from you or from an assistant?
From me. I'm a solo agent, and you'll hear from me directly on a schedule from the first conversation to closing.
Can I sell my home and buy the next one at the same time?
Yes. We plan the sale and the purchase together before anything is listed, so the two closings are built around each other and you move once.
