New construction homes in Doral, weighed against everything nearby
Your own representation at the builder's sales office, from choosing the lot to the final walkthrough.
New construction homes in Doral, and who the sales office works for
New construction homes in Doral are part of a wide housing mix. Alongside newer single-family homes, townhomes, gated communities and condos, you can find homes still being built, often in communities with shared amenities. A new build here is one option among several, and it's worth weighing against the finished homes a few minutes away.
The sales office in a new community represents the builder. Its job is to sell the builder's homes on the builder's contract. I represent you. Builders require your agent to be with you on your first visit, so call me before you go.
I'm Nanci Gilbert, a REALTOR® with LPT Realty, licensed and full-time in Miami-Dade since 2006. For how I work with new construction buyers anywhere I serve, see buying new construction. For the city as a whole, read my Doral area page.

A new build or a finished home nearby
In Doral, a new build competes with homes of every type close by. A newer single-family home, a townhome or a condo in an established community may be ready sooner, with the landscaping already grown in. A new build lets you choose finishes and sometimes the lot. I'll help you compare them on price, timing and what's included.
The completion date is often what decides it. A home under construction has a date that can move, while a finished home closes on the date both sides agreed to. If you're selling a home or ending a lease, we plan around that difference from the first conversation.
The drive matters as much for a new community as for any other Doral home. Rush-hour traffic is the trade-off people mention most, so before you commit, drive from the community to the places you go most often at the hours you'd make the trip.
Read the community before you choose the floor plan
Many new homes in Doral sit inside communities with shared amenities, and the community comes with the house. Before you pick a floor plan, I make sure you get the association's documents early: its rules, its fees and what they cover, and its budget, including what the amenities cost to keep up. Those numbers belong in your monthly cost from day one.
We also look up the flood information for the address, which the City of Doral provides, and get insurance quotes early. On a home that isn't finished yet, those answers shape your budget as much as the base price does.
The builder's contract and an attorney's review
Builder contracts are written by the builder. I'm not an attorney, so I don't interpret contracts, and I recommend having a real estate attorney review yours before you sign. I'll make sure the practical questions get asked of the builder, like when the deposits are due, what happens if construction runs late, and what's included versus optional. We also weigh the options and upgrades against resale, so your money goes where it matters to you.
Once the contract is signed, I track the build against its milestones and keep you informed. If a date slips, you'll hear it from me the same day, and your attorney can tell you what your contract provides. You'll never have to wonder what's happening.
Inspections, the walkthrough and the warranty
New doesn't mean inspected on your behalf. The builder's inspections check the builder's work for the builder, so I recommend an independent inspector you choose, with visits at key stages while the home is built.
Before closing, we walk the finished home with the builder's representative and write down anything that isn't finished or isn't right, with a date for each fix. After closing, keep your warranty documents, inspection reports and walkthrough list together, so any first-year request is simple.
If you're also weighing newer homes farther south, new construction homes in Homestead works the same way with its own communities, and buying a home in Doral covers the finished homes here.
