What your Kendall home is worth, compared with the right homes
A number built from your home's details and the current market, with the reasoning shown, instead of an automated estimate.
What your Kendall home is worth depends on the comparison
What your Kendall home is worth comes down to which homes it's compared with. Kendall covers a large area and a wide mix of housing, and an automated estimate tends to average across both. A townhome, a detached house on a larger lot and a home in a planned community can sit in the same search radius and share little besides a zip code.
I'm Nanci Gilbert, a REALTOR® with LPT Realty, licensed and full-time since 2006, with the Pricing Strategy Advisor designation. My valuation is complimentary, carries no obligation, and shows the reasoning behind the number. My Kendall area page has more on the area. You'll hear from me directly, in English or Spanish.

Choosing the right comparable homes in Kendall
The first thing I do is narrow the comparison the same way a buyer narrows a search: by home type and by the specific part of Kendall. A condo is compared with condos. A detached home is compared with detached homes on similar lots nearby. A home in a planned community is compared with homes whose rules and fees look similar. When there aren't enough close sales of your exact type nearby, I widen the search carefully and tell you where I did. A comparison from farther away or a different era gets adjusted, and I'll show you each adjustment so you can judge it yourself.
Association fees matter here more than many owners expect. Two otherwise similar homes can carry different monthly costs, and a buyer counts that difference when deciding what to offer. I factor it into the number. If the association has approved a special assessment, a buyer will count that too, so tell me about any you know of.
Location inside Kendall matters too. The buyers who shop here are weighing space, daily convenience and housing cost, and where your home sits changes which of those it offers most. A comparison that ignores location is measuring the wrong thing.
Age, updates and permits in a Kendall valuation
Much of Kendall's growth dates from the late 1960s onward, so two homes of the same size and type can be decades apart in condition. A newer roof, updated systems and a renovated kitchen count. So does the paperwork behind them. Permitted improvements add to what a buyer can confidently pay. Work without permits can raise questions for a buyer's lender and insurer. If you've replaced the roof, updated the windows or redone the electrical, bring whatever records you have. Receipts, permit numbers and warranties all help a buyer believe the work was done.
Kendall is unincorporated Miami-Dade, so permit records for your home are county records. If you're not sure what's on file, I can help you check before we settle on a number. Missing permits don't always sink a value, but they're better found by you than by a buyer's lender.
How I build your Kendall number
My home valuation page describes the process in general. For your home, I start with a visit, then look at the absorption rate, which is how quickly homes like yours are selling right now, and days on market for the closest comparisons. I'll show you which sales I used, which ones I left out and why. If you've had a recent appraisal, I'm glad to see it, though an appraisal is written for a lender and answers a different question than a list price does.
The reasoning behind pricing this way is in price to position. The first week on the market is the strongest window a home will get, so the first number has to be one the market supports. You'll get my view even when it isn't what you were hoping to hear.
Many owners ask for a valuation without any plan to sell soon. They want to know where they stand, perhaps to plan a renovation or simply to understand the market. Either is a good reason, and no pitch comes attached.
If you own in a nearby town too, home valuation in Cutler Bay and home valuation in Miami work the same way with different local details.
What I look at when I visit a Kendall home
A visit tells me what no record can. I'll walk the rooms and the outside, note the updates you've made and roughly when, and look at the roof, the windows and the major systems the way a buyer's inspector would. For a condo or townhome, I'll also look at the common areas and ask about the association fee and anything the association has planned.
I'll ask about your lot and its outdoor space, since space is one of the main things Kendall buyers weigh. I'll ask what's close by in your daily routine, because convenience is another. Those answers help me pick comparable homes a buyer would see as true alternatives to yours.
Owners use a valuation for different decisions: whether to sell, whether a renovation makes sense first, whether to rent the home out, or how much they might have toward a next home if they're trading up. I'll frame the number around the decision in front of you.
A valuation is a snapshot of the market as it stands, and I won't predict where prices are headed. If your plans are a year or more away, I'm happy to update the number when you're closer to a decision.

Frequently Asked Questions
Why doesn't my online estimate match your number?
An automated estimate can average across home types and large distances. In Kendall, that can mean comparing a townhome with a detached house. I compare your home with homes like it.
Is there a cost for a Kendall home valuation?
No. It's complimentary, with no obligation.
Do updates on an older Kendall home change its value?
They can. A newer roof and updated systems count, and permits for the work let a buyer count them with more confidence.
Do I need to be planning to sell?
No. Many owners ask only to know where they stand.
