Silver Palm home value: what your property is worth

Why a Silver Palm home value needs a closer look

A Silver Palm home value is hard to read from a website. The historic Silver Palm area beside the Redland, near SW 232nd Street, holds modest older homes, larger houses on spacious lots, rural stretches and more conventional residential pockets. An automated estimate sees an address and a square footage. It can't tell which of those your home is.

An automated estimate also can't tell whether an addition was permitted, and a buyer will ask. It can't walk the lot either, so it misses the outbuildings, fencing and mature trees that a buyer who wants space will notice first. I walk the whole property with you, not only the house.

The name adds another wrinkle. The newer Silver Palms planned community farther east is a different kind of place, with different homes. A sale there doesn't stand in for a sale in historic Silver Palm, even though the names are nearly identical, and I keep the two apart when I choose comparables.

I've been a REALTOR® since 2006, licensed and full-time, and I'm with LPT Realty. I also hold the Pricing Strategy Advisor designation. My valuations are complimentary, with no obligation, and I show you how I reached the number. My home valuation page explains the approach, and the Silver Palm page describes the area.

What changes the number from one Silver Palm parcel to the next

Lot size, zoning and existing agricultural use can change quickly from one Silver Palm property to the next. Two homes with similar square footage can sit on parcels that allow different things, and a buyer weighing a rural lot will pay attention to that difference. I look at each of those on your parcel before I look at what anything else sold for.

The house itself comes next. On a modest older home, the roof, major updates and permit history tell a buyer how much work is ahead. On a larger house on a spacious lot, buyers look at the grounds and outbuildings as closely as the kitchen. Permitted improvements count in your favor. Unpermitted ones raise questions I'd rather answer now than during a contract.

Setting matters too. A buyer drawn to the Redland's quieter setting may find a similar feel in Silver Palm, and a home on a rural stretch can compete for that buyer. A home in a conventional pocket competes with other South Dade neighborhoods instead. Knowing which buyer your home will meet shapes the comparables I use.

How I set the number

I price to position, which I explain in how I set a list price. The number rests on the market analysis, the absorption rate, days on market and the details of your parcel. Where clean comparables are scarce, I show you which sales I used, why, and what I adjusted for.

A home on a spacious rural lot can draw a narrower group of buyers than a house in a conventional pocket. I factor that into how I'd price and launch it, so the first week reaches the buyers most likely to want it.

I'll ask what you need the sale to produce, because it matters for your plan. What a buyer will pay is a separate number, and I'll show you both side by side. If the market number is lower than you hoped, you'll hear it from me in our first conversation, with the reasoning. I'd rather tell you the truth in week one than watch your listing sit for ninety days.

I walk you through the sales I compared, the adjustments I made and the range I would be comfortable defending to a buyer's agent. You can take your time with the number, ask as many questions as you like, and come back to it when you're ready to decide.

What the number means for your next move

A valuation often starts a bigger conversation. If you're planning to sell your Silver Palm home and buy another, the number shapes everything after it: your down payment, the price range you can shop in, and whether it makes sense to sell first or buy first. I map both sides so you can see the whole move before you commit to any of it.

If you're moving because the house or the lot no longer fits, whether it's more land than you want to keep up or less room than you need, the valuation tells you what you have to work with. We can then look at what that buys in the areas you're considering.

If a life change is behind the move, such as a new job or a move closer to family, tell me the date you're working toward, and we'll build the timeline backward from it.

If you're not planning to move at all and you'd like to know where you stand, that's welcome too. I'll give you the number and the reasoning with no ask attached, and you can decide what, if anything, to do with it.

What helps me value your Silver Palm property

The more I know about your parcel and your house, the tighter the number. These help most:

  • Your survey and lot dimensions
  • The zoning for your parcel, if you know it
  • Any current agricultural use of the land
  • Permit records for additions and outbuildings
  • The roof's age and major updates, with approximate dates
  • Flood information and your current insurance

Next door, I value Redland acreage with the same care, and you can read about it on Redland home values. When you'd like the number, ask for your complimentary home value. You can also learn more about me on the Nanci Gilbert, PA home page.
