Investment property in Kendall, judged by home type
For investors: property evaluated on the numbers and the rules first, including rental use, zoning and permits.
Investment property in Kendall depends on what kind you buy
Investment property in Kendall comes in several forms, and each one plays by different rules. Kendall's housing runs from detached homes to townhomes, condos and planned communities. An investor choosing among them is choosing between different costs, different rules on renting, and different kinds of upkeep.
I'm Nanci Gilbert, a REALTOR® with LPT Realty, full-time in Miami-Dade and Broward since 2006. I help investors check a property's numbers and its rules before they commit. My Kendall area page has the wider view. If you already own property in South Florida, I can help you compare a Kendall purchase with what you hold now, on the same numbers.

Why the rules come before the rent
With a condo or townhome, the association can decide whether you're allowed to rent at all, how often, and for how long. Some associations limit leasing or require approval of each tenant. Those rules are in the association's documents, and I make sure you get them early, before your offer, not after. For a townhome, also check whether the association or the owner is responsible for the roof and exterior. The answer changes both your costs and your insurance, and it varies from one community to the next.
A planned community may have its own rules on renting, on exterior changes and on what can be added to a home. For a Kendall investor, those rules can matter as much as the zoning.
A detached home gives you more control over renting and more responsibility for everything else. Much of Kendall's growth dates from the late 1960s onward, so an investment house may have an older roof, older systems or additions whose permit history nobody has checked. Each of those affects insurance, repairs and what the property can legally be used for. Ask for the dates of the last roof and air conditioning replacements, and for the permits behind them.
Kendall is unincorporated Miami-Dade, so zoning and permit records for a Kendall property are county records. Any extra living area or separate unit should be checked against them rather than assumed to be allowed, especially if the rent you're counting on depends on it.
Choosing where in Kendall to invest
Kendall covers too much ground to treat every part alike. A rental's appeal depends partly on the daily drives a renter would make from it, and those change across the area. We narrow the search by the type of home you want to own and where it sits relative to the places people drive to each day. I'll also ask how long you plan to hold the property. A rental you expect to sell in a few years should be judged partly on how easily it will sell, and in Kendall that depends heavily on its type and condition.
Renters and buyers alike weigh space, daily convenience and housing cost when they look at Kendall. A property that offers a clear version of one of those is easier to describe in a listing, whether you're renting it out now or selling it later.
How I help Kendall investors
My investment property page explains my approach in general. In Kendall, I spend the most time on the checks that protect your plan: association documents, county permit and zoning records, and the condition of an older home's major systems. Costs go on the map early too, including taxes, insurance and any association fees. I'll also tell you plainly when a property's numbers don't hold up, even if you like it. Walking away from the wrong rental is part of buying the right one.
When you find the property, we write an offer built around your plan. The inspection period is where much of the protecting happens, as described in compete and protect. In my contracts it usually runs 15 days, and on an investment property I'd use that time for the building and the paperwork together. I recommend having the inspection done within the first 5 to 10 days, depending on the property. Your deposit amount is your decision, and the title company holds it in escrow.
If you're comparing Kendall with other options, investment property in Miami raises different questions, including small multifamily properties in Flagami, and investment property in Leisure City follows the same checks in a different setting.
Running the numbers on a Kendall rental
Once the rules check out, the math decides. I help you lay out the full cost of owning the property before you offer: the purchase price and financing, property taxes, homeowners insurance, flood insurance where it applies, association fees, any special assessments and a reserve for repairs. On an older detached house, the roof and major systems deserve their own line, because replacing either is a large cost that arrives on its own schedule.
Then we look at the income side with the same care. We'll look at what similar rentals of the same type lease for, how long a unit might sit empty between tenants, and whether you'll manage it yourself or pay someone to. A property that works only if every month is rented at the top of the range is a thin investment.
Offer terms matter for investors too. If you're paying cash, a shorter timeline may make your offer stronger. If you're financing, your lender will have its own requirements for the property. For a condo, an association approval step may affect the closing date, and we'll build that into the contract.

Frequently Asked Questions
Can I rent out a condo I buy in Kendall?
It depends on the association. Its documents set whether leasing is allowed and on what terms, so read them before you make an offer.
Where do I check permits for a Kendall property?
Kendall is unincorporated Miami-Dade, so permit and zoning records are county records. I'll show you where to look.
Is an older Kendall house a good investment?
It can be, if the numbers still work after the roof, the systems and any unpermitted work are accounted for. We check those before you commit.
Can I count on income from an extra unit?
Only once permits and zoning confirm the unit is allowed. Until then, treat that income as a question.
