First-time home buyers in Leisure City
Every step of your first purchase explained in plain language, from what an approval means to the day you get the keys.
What a first purchase in Leisure City looks like
For first-time home buyers in Leisure City, the choice often comes down to a detached house and a yard, and to how old that house is. Many homes here are established single-family houses, including simple ranch-style homes from the mid-1900s, alongside newer homes and some attached housing. An older house may give you more space. A newer one may give you fewer repairs in the first years. Neither is the right answer for everyone.
Buying a first home means learning a lot of new words at once: pre-approval, inspection period, escrow, title. I explain each one before we get to it, so nothing about the process catches you off guard. You'll hear it from me directly, in English or Spanish, and you can ask the same question twice.
I'm Nanci Gilbert, a REALTOR® with LPT Realty, licensed and full-time since 2006, and I work Leisure City from Homestead. My page for first-time buyers in South Florida walks through the whole process, and the Leisure City area page describes the community.
Why the age of each part of the house matters on a first purchase
Leisure City homes were built and rebuilt over different decades. For a first-time buyer, that's the most important fact about the area, because it decides what your first few years of ownership cost. A house can have a roof from one decade, an air conditioner from another and an addition with no permit on record.
A pre-approval tells you what a lender will lend. It doesn't tell you what a new roof or a replaced water heater will cost the year after you move in. When we map your budget, I include money for closing costs and for the first repairs you'll want, so the payment you sign up for leaves room to live.
If you don't have a lender yet, I can introduce you to lenders I trust, and you choose who you work with. What matters is that your approval is based on documents the lender has reviewed, with proof of funds for your deposit and closing costs ready the day we write an offer. A seller who can see you're ready to close takes your offer more seriously.
Insurance belongs in the budget from the start. The roof and the major updates on an older house are part of what you'll be asked about when you get quotes, so we get quotes on the specific house during the inspection period, not after closing.
Words you'll hear, explained before you hear them
A first purchase comes with its own vocabulary. Here's what the main terms mean in the way I work:
- Pre-approval. A lender's review of your documents and what it's willing to lend. It sets a ceiling, not a budget.
- Buyer broker agreement. A written agreement we sign before I show you homes. It spells out what I'll do for you and how I'm paid, and we read it together first.
- Deposit. The earnest money you put down with your offer. You decide the amount, and the title company holds it in escrow.
- Inspection period. Your window after the offer is accepted to inspect the home and decide what to ask the seller to address. In my contracts it's usually 15 days. I recommend having the inspection done within the first 5 to 10 days, depending on the property.
- Title company. The company that handles the closing, usually chosen by the buyer.
If a word comes up that isn't on this list, ask me. There's no such thing as a question too basic when it's your first home and your money.
How I help a first-time buyer here
It starts with mapping the money first, before we look at a single house. Then we look at homes that fit the number you're comfortable with, not the most you could borrow.
When you find the one, the inspection period begins after your offer is accepted. On a Leisure City ranch house, I'll help you read the inspection report in plain terms: what's urgent, what can wait, and what's worth asking the seller to fix or credit. Then we track the appraisal, your loan and the title work against every deadline in the contract.
Mike G. said it well: "Nanci is awesome and helped us find the perfect house for us! She is patient, kind and willing to negotiate. She listened to our needs and was available for anything we needed through the whole process. Highly recommend!"
After you get the keys
Your first months as a homeowner come with their own questions: a contractor for the roof, a property tax notice, an insurance renewal. You can call me with any of them. My commitment doesn't end at the closing table.
If the house is your primary residence, ask the county property appraiser about the homestead exemption. Keep your closing documents, your inspection report and your insurance papers together, because you'll want them again when you refinance, renovate or sell. On an older Leisure City house, keep every permit and invoice for work you do, too. The next buyer will ask for them.
What a first-time buyer should check in Leisure City
On every Leisure City house you're serious about, look at:
- The roof's age, and what an insurer will want to know about it
- Major updates, with dates, and what's still original
- Permit history for any additions, checked with the county, since Leisure City is unincorporated Miami-Dade
- For attached housing, the association rules, fees and budget
- Flood information for the specific address
- The school assignment, from the district's address search

Frequently Asked Questions
Is an older house in Leisure City a good first home?
It can be. An older ranch house may offer more space, but the roof, the major updates and the permit history decide what it will cost to own. We check those before you commit.
Do I need a buyer broker agreement before we look at homes?
Yes. We sign a written buyer broker agreement before I start showing you homes, and we go through it together first.
Who holds my deposit?
The title company holds it in escrow. The amount is your decision.
What is the inspection period?
The inspection period is the window after your offer is accepted when you have the home inspected and decide what to ask the seller to address. In my contracts it usually lasts 15 days.
