First-time home buyers in Kendall have a real choice of home types

First-time home buyers in Kendall have something many first-time buyers don't: a choice of home types. Kendall has a wide mix of housing, from condos and townhomes to detached homes and homes in planned communities. Your first decision, then, is which kind of home fits your budget and your week, before any particular house.

I'm Nanci Gilbert, a REALTOR® with LPT Realty, licensed and full-time since 2006. I explain every step before we get to it, in English or Spanish, and you'll hear from me directly. My Kendall page gives the bigger picture of the area.

Space, convenience and cost: put them in order

Kendall draws buyers looking for a particular balance of space, daily convenience and housing cost. On a first purchase, those three pull against each other hardest, because the budget has the least room to stretch. A condo may put you closer to where you spend your day for less money. A detached house may give you a yard and more room, with more upkeep. A townhome often lands somewhere between.

Any of those can be the right answer. What goes wrong is choosing without comparing them side by side. Before we tour, I'll help you rank the three, so every home we see is measured against what matters most to you.

Kendall covers too much ground to search all at once, and your routine narrows it. If you tell me where you work and when you drive there, we can rule out large parts of the map before the first showing, which saves your weekends for homes that fit.

The monthly cost of a first Kendall home

A pre-approval tells you what a lender will lend. It doesn't tell you what the home will cost each month. For a first-time buyer in Kendall, that monthly number depends heavily on the type of home.

With a condo or townhome, the association fee is part of your monthly cost from day one. It may cover the building's insurance, exterior maintenance or shared amenities, or it may cover less than you'd expect. I'll help you get the association's documents early, so you know what the fee pays for and whether the association's finances look steady.

With a detached house, you carry the full cost of homeowners insurance and every repair yourself. Much of Kendall's housing dates from the late 1960s onward, so a first home may come with an older roof or older systems. Those can affect your insurance and your first-year budget, and they're worth knowing about before you offer.

A home in a planned community may carry both: an association fee and the upkeep of a house. The community's rules also shape what you can change later. We'll add all of it up, so the home you can afford is also one you can live in comfortably.

How I walk a first-time buyer through Kendall

My first-time buyers page describes how I work with anyone buying for the first time. Everything starts with mapping the money, well before any showings.

A few Florida details are worth knowing now. We sign a written buyer broker agreement before I show you homes, and we read it together first. After your offer is accepted, the inspection period in my contracts usually runs 15 days, and it's your window to learn what you're buying. I recommend having the inspection done within the first 5 to 10 days, depending on the property. You decide the size of your deposit, which the title company holds in escrow. At closing, a title company, usually chosen by the buyer, handles the paperwork and the funds. If you're also exploring down payment assistance or a particular loan program, your lender is the right source for the details, and I'll help you fit the answer into your plan.

Kendall is unincorporated Miami-Dade, so permit records for a Kendall home sit with the county. On an older house, I'll show you how to check them before your inspection period ends.

Mike G. described buying with me like this: "Nanci is awesome and helped us find the perfect house for us! She is patient, kind and willing to negotiate. She listened to our needs and was available for anything we needed through the whole process. Highly recommend!"

If you're open to other towns, first-time buyers in Cutler Bay and first-time buyers in Homestead follow the same approach with different housing.

What first-time buyers in Kendall often don't plan for

The down payment is the number most first-time buyers focus on, and it's rarely the only cash you'll need. Closing costs, the inspection, an appraisal and the first insurance payment all come due around the same time. We'll estimate each one early, so none of them arrives as a surprise.

The first repairs deserve a line in the budget too. On an older Kendall house, that might be a water heater or an air conditioning service in the first year. On a condo, it might be a special assessment the association has already approved, which is something to ask about before you offer.

After closing, a few habits help. If the home is your primary residence, ask the county property appraiser about the homestead exemption. Keep your closing papers, your inspection report and your insurance documents together, because you'll want them again when you refinance, renovate or sell. You can call me with questions about any of it, long after the keys are yours.

Frequently Asked Questions

Should my first home in Kendall be a condo or a house?

It depends on how you rank space, daily convenience and cost. We compare the full monthly cost of each, including association fees and insurance, before you decide.

What does a pre-approval tell me?

It tells you what a lender is willing to lend. It doesn't tell you what you should spend each month, so we work that number out separately.

How long is the inspection period?

In my contracts it is usually 15 days after your offer is accepted. I recommend having the inspection done within the first 5 to 10 days, depending on the property.

Do I need to sign anything before we look at homes?

Yes. We sign a written buyer broker agreement before showings, and we go through it together first.
