Relocating to Homestead: narrow the list before you get on a plane
For people moving to South Florida from another state or country: video tours, straight answers about each area, and help in English or Spanish.
Relocating to Homestead from somewhere else
Relocating to Homestead from another state or another country means choosing a place you can't drive around on a Saturday. The listing photos all look sunny, the map makes every distance look short, and every home says Homestead on the address line. What you need is someone local who can tell you what those homes are like in person and which ones are worth a trip.
I'm based in Homestead, and I help people moving to South Florida narrow the list from wherever they are, in English or Spanish. For how I work with relocating buyers anywhere I serve, see relocating to South Florida. For the town itself, read living in Homestead.
What a Homestead address can and can't tell you
Homestead sits at the southern end of South Dade, and it holds several housing experiences under one name. Its homes span three eras: modest single-story houses from the mid-1900s in the older parts of town, homes from the 1980s and 1990s, and a substantial number of townhomes, gated communities and detached houses built since 2000. From a distance, those can all look alike in a search. In person, two homes with a Homestead address can feel nothing alike.
My first job is sorting the types for you before you travel. I'll ask how much space you need inside and out, whether you'd rather have a townhome with less exterior upkeep or a detached house with a yard, and how you feel about living with an association and its rules. Those answers remove more homes from the list than any price filter.
Seeing homes before you fly in
Video walkthroughs and 360 tours let you walk a home from where you are. I'll show you the parts a listing leaves out: the view from the back door, the street, the condition of the things that cost money to fix. Then I'll tell you plainly which homes are worth seeing in person.
Before your trip, I'll also gather the documents that matter for each home on the short list: the association rules and fees where there's an association, the flood information for the address, and the permit history where something was added or changed. Reading those from home means your days here are spent deciding, not researching.
When you do travel, the trip is for the short list and for testing the drives. You can read how I aim a search under target the search. A trip built that way is shorter and calmer, because the homes that didn't fit were ruled out before the flight.
The drive and the school search, checked in person
Homestead's location can work beautifully for someone whose daily life will be in South Dade. If work or activities will regularly take you farther north into Miami, the drive north deserves a real test. On your trip, drive each route at the hours you'd travel, on a weekday, before you decide. A map estimate taken from somewhere else is a poor stand-in for sitting in the car.
Schools come up in almost every relocation conversation about Homestead. People commonly ask about Homestead Senior High and South Dade Senior High, and then about the elementary or middle school tied to a particular address. Always check the district's address-based school search for the exact home before relying on any school name in a listing. Magnet and other choice programs have their own admissions rules, and they're handled separately from the assigned school.
Boundaries can change, too. The district held boundary discussions for both of those high schools in 2026, so check the search again close to your closing date. I'll show you where it is and how to use it, and I won't rate or rank any school for you.
Comparing Homestead's communities from a distance
Many relocating buyers end up comparing Homestead's planned communities, because the newer layouts and shared amenities are easy to see on a video tour. The differences that matter most are harder to see. Keys Gate alone has 15 distinct neighborhoods, from townhomes to lakeside homes and larger estate properties. Isles at Oasis is several smaller Caribbean-named enclaves inside the larger Oasis community, with access and association arrangements that vary by enclave. Malibu Bay is a gated community near Homestead Hospital with condos, townhomes and detached houses in enclaves such as Sonara.
From far away, I'll gather the association rules and costs for the specific enclave of each home on your list, so you're comparing the whole cost of living there and not only the price. If you're also weighing Cutler Bay, the usual trade-off is layout against distance: Homestead generally offers more newer developments and puts you farther south, while Cutler Bay sits closer to destinations farther north.
One point of contact from first call to keys
Relocating is a lot of new people at once: lenders, inspectors, insurance agents, a title company. We sign a written buyer broker agreement before I start showing you homes, and we can go through it together by video. You'll hear from me directly, on a schedule, so you're never wondering what happened while you were in another time zone. The inspection period in my contracts usually runs 15 days, and if you can't be in Homestead for the inspection, I'll be there and report back to you directly. I recommend having the inspection done within the first 5 to 10 days, depending on the property.

Frequently Asked Questions
Can I buy a home in Homestead without visiting first?

Which high schools do people ask about in Homestead?
Homestead Senior High and South Dade Senior High come up most. Check the district's address-based school search for the exact home, because boundaries can change, and the district held boundary discussions for both in 2026.
How long is the drive from Homestead to Miami?
It depends on the route and the hour, so I won't quote a number. Drive each route at the hours you'd travel before you decide.

Local context: Relocation in Homestead
Mid-century single-story homes, 1980s and 1990s neighborhoods, and gated communities built since 2000, in South Dade's southern end.
Homestead is several housing experiences under one name, from the older parts of town to newer planned communities. Two homes here can feel very different when you arrive.
- The homes
- Several different housing experiences, not one uniform neighborhood. The older parts of town have modest single-story houses, many built in the mid-1900s. Other areas mix homes from the 1980s and 1990s with a substantial number of townhomes, gated communities and detached houses built since 2000. Two homes with a Homestead address can feel very different when you arrive.
- Why people choose it
- Buyers I bring here often want more bedrooms, a newer layout, or more options within their budget. Some want a townhome with less exterior upkeep; others want a detached house and a yard.
- Schools people ask about
- People commonly ask about Homestead Senior High and South Dade Senior High, then about the elementary or middle school tied to a particular address. Always check the district's address-based school search before relying on any school name in a listing. Magnet and other choice programs have their own admissions rules and are discussed separately. Boundaries can change: the district held boundary discussions for both high schools in 2026.
- Getting around
- Homestead's location can work beautifully for someone whose daily life is in South Dade, but the drive north deserves a real test if work or activities regularly take you farther into Miami. Drive each route at the hours you would actually travel before deciding.
- The trade-off
- Compared with Cutler Bay, Homestead generally offers a broader selection of newer developments and puts you farther south; Cutler Bay tends to feel more established and closer to destinations farther north. The question: how much do you value the home and layout you can find in Homestead against the extra distance in your weekly routine? The tradeoff varies by exact address, so compare insurance, flood information, HOA costs and assigned schools for specific homes in both places.
