Probate and estate sales in Homestead start with the people

Probate and estate sales in Homestead usually begin at a hard time. Someone has passed, a family is grieving, and a house now has to be handled by a personal representative, a trustee or a group of heirs who may not agree on much. An estate sale adds people and deadlines to that moment: the attorney, the court timeline, and family members who may live in other states.

I coordinate the sale with the attorney, the court timeline and the family, so the details don't land on you. One client said this about a probate sale I handled: "Nanci is amazing! This is our second time working with her. This time it was a very complicated case involving probate. She was an angel in how she was able to work with my attorney, the buyers, and everyone else involved in the process. Words cannot express how grateful I am! You are an angel!" (Patrick P.)

For how I handle estate sales anywhere I serve, see probate and estate sales. For the town itself, read living in Homestead.

When the inherited home is an older Homestead house

Many estate sales involve a home someone lived in for a long time. In Homestead, that often means one of the modest single-story houses in the older parts of town, many built in the mid-1900s. Houses like these can carry decades of updates, repairs and additions, and not all of them show up in the records.

Before the house is listed, we walk it together and I gather what a buyer will ask about: the age of the roof, the condition of the plumbing and electrical systems, and whether any additions or converted spaces were permitted. For an estate, finding those answers early matters even more than usual, because the people selling often didn't live in the house and can't answer from memory.

Clearing a lifetime of belongings is its own job. I can connect you with vendors for cleaning out and preparing the property who bill the estate directly, so no one in the family has to front the cost or spend weekends sorting. You can read how I prepare a home under prepare and position.

When the home is in a Homestead community association

If the estate's home is in one of Homestead's gated communities, the association keeps running while the estate is settled. Fees come due, rules still apply, and the association will have paperwork of its own when the home sells. In communities divided into enclaves, such as Waterstone or Isles at Oasis, the rules and costs belong to the specific enclave, so I'll gather the right documents for this home rather than the community in general.

Carrying costs matter to an estate. Association fees, insurance on a vacant home and utilities add up month by month, and they come out of what the heirs eventually receive. Knowing those costs early helps the family decide how quickly to list and whether any preparation is worth the time.

A vacant home in a gated community also needs someone watching it. I'll make sure the association knows who to contact about the property while it's for sale, and that the home stays in the condition the rules require, so no one in the family gets a violation notice in the middle of settling the estate. When the home is under contract, I'll request the association's closing paperwork early, because a late document can move a closing date the attorney and the court are counting on.

Pricing an estate home in Homestead's mix

An estate home is priced the same way as any other: on the market, the absorption rate and days on market, with the math shown. In Homestead, the harder part is choosing the right comparisons. Buyers here can see mid-century houses, homes from the 1980s and 1990s, and townhomes and detached houses built since 2000, and an older house needs to be priced against the homes a buyer will weigh it with, not against a newer one on paper.

Families sometimes disagree about the number. I'll show everyone the same reasoning and the same sales, and I'll send updates you can share with the whole family, so no one hears a different version. The decision stays with the personal representative or trustee, guided by the attorney.

A complimentary valuation is often the right first step, before anyone signs a listing agreement. It gives the family a shared starting number and the reasoning behind it. Questions about values for tax purposes belong to your tax advisor, and I'll point you there.

When the heirs don't live in Homestead

Heirs often live somewhere else, sometimes in another state or another country. They may not have seen the house in years, and they're being asked to make decisions about it from a distance. I'll send video of the home as it stands today, with the rooms, the roof and the yard shown plainly, so everyone is deciding from the same picture. If some of the family is more comfortable in Spanish, I can explain every step in Spanish too.

Sometimes an heir would rather keep the home and rent it than sell. If that's on the table and the home is in a gated community, check the association's leasing rules for the specific enclave before anyone decides, because rules can differ from one enclave to the next. On an older house, check whether any extra living area was permitted before counting on it as rental space.

Timing, the court and the closing

Some estate sales need the court's involvement before a sale can close, and some trust sales don't. Your attorney decides what applies. My part is building the listing and the contract around that timeline, so a buyer knows what to expect and the closing date is realistic. Legal and tax questions belong to your attorney or tax advisor, and I'll send them there.

If the estate includes property in other areas I serve, see probate sales in the Redland or probate sales in Palmetto Bay. When you're ready to talk, start the conversation with me directly, or learn more about Nanci Gilbert, PA.

Frequently Asked Questions

Can I sell an inherited house in Homestead before probate is finished?

It depends on the estate and whether the court's involvement is required. Your attorney decides what applies. I build the listing and the contract around that timeline so the closing date is realistic.

Who pays to clean out and prepare the house?

I can connect you with vendors who bill the estate directly, so no one in the family has to front the cost.

What if the home is in a Homestead gated community?

The association's fees and rules continue while the estate is settled, and the association will have its own paperwork at closing. I gather the documents for the specific enclave early.

How do you keep family members informed?

I send updates you can share with the whole family, with the same reasoning and the same sales shown to everyone. The decisions stay with the personal representative or trustee.

Homestead

Local context: Probate & Estate in Homestead

Mid-century single-story homes, 1980s and 1990s neighborhoods, and gated communities built since 2000, in South Dade's southern end.

Homestead is several housing experiences under one name, from the older parts of town to newer planned communities. Two homes here can feel very different when you arrive.

The homes
Several different housing experiences, not one uniform neighborhood. The older parts of town have modest single-story houses, many built in the mid-1900s. Other areas mix homes from the 1980s and 1990s with a substantial number of townhomes, gated communities and detached houses built since 2000. Two homes with a Homestead address can feel very different when you arrive.
Why people choose it
Buyers I bring here often want more bedrooms, a newer layout, or more options within their budget. Some want a townhome with less exterior upkeep; others want a detached house and a yard.
Schools people ask about
People commonly ask about Homestead Senior High and South Dade Senior High, then about the elementary or middle school tied to a particular address. Always check the district's address-based school search before relying on any school name in a listing. Magnet and other choice programs have their own admissions rules and are discussed separately. Boundaries can change: the district held boundary discussions for both high schools in 2026.
Getting around
Homestead's location can work beautifully for someone whose daily life is in South Dade, but the drive north deserves a real test if work or activities regularly take you farther into Miami. Drive each route at the hours you would actually travel before deciding.
The trade-off
Compared with Cutler Bay, Homestead generally offers a broader selection of newer developments and puts you farther south; Cutler Bay tends to feel more established and closer to destinations farther north. The question: how much do you value the home and layout you can find in Homestead against the extra distance in your weekly routine? The tradeoff varies by exact address, so compare insurance, flood information, HOA costs and assigned schools for specific homes in both places.
