Sell your South Florida home in the right order

One plan for your sale, and your next home if there is one. Priced on the data, launched to the buyers most likely to want it, and reported on by me directly until closing.

Why this works

Marketing is the part most agents skip

Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. Homestead, Waterstone, Keys Gate, Isles at Oasis and the neighborhoods inside them.

Move once. On a known date. At a number you can defend.

The Sequence

Most agents list your home and wait. I run a plan, I report on it, and I fix what isn't working before it costs you. If there's a next home too, the sale and the purchase become one plan with one order.

  1. Listen and map

Your goals, your timeline and your financial position, mapped before anything is priced. If there's a next home, both sides get mapped together, and the order is decided here.

  2. Prepare and position

We walk the property together and decide which improvements are worth the money and which aren't. Problems surface here, while they're still cheap, instead of in escrow.

  3. Price to position

Built on absorption rate, days on market and your home's specifics, with the math shown. The first days on market are the strongest window a home gets, and the price is set to win them.

  4. Launch to a targeted audience

Photography, video, a 360 tour and a dedicated property site. Then paid campaigns, retargeting on the property site and in Meta ads, and reverse prospecting inside the MLS to find the agents whose buyers already match your home.

  5. Report, adjust, verify

Showings, traffic and feedback reported on a schedule, from me directly. If interest isn't turning into showings, you hear it in week two, not day ninety. Every buyer's financing is checked before you accept an offer.

  6. Protect the close

Offers compared on terms, not only price. Inspections, appraisal, deadlines, title and underwriting tracked until you're at the closing table.

Buying instead?

The Sequence, for buyers

Most searches start with showings. Yours starts with the money and the order, so the right home finds you ready.

  1. Map the money first

Before any showings. An approval is what a lender will allow. It isn't what you should spend, and the difference between those two numbers is the whole conversation.

  2. Lock the order

Sell first, buy first, rent-back, contingency or bridge, decided on purpose with the risks of each named out loud, instead of discovered halfway through.

  3. Target the search

Communities compared on commute, space, character and connection, not only price and square footage. The community usually decides the outcome.

  4. Compete and protect

Offer strategy, contingencies, inspections, appraisal and closing costs. Two decades of negotiation aimed at the terms, not only the number.

  5. Land and stay

Walkthrough, signing, keys. Then the relationship continues, because my commitment doesn't end at the closing table.

Read the whole buying process, step by step

28 areas. 15 situations. One person who has done all of it before.

Who I am

I'm Nanci Gilbert, PA, a REALTOR® with LPT Realty, and I've been licensed and full-time in Miami-Dade and Broward since 2006. If you're looking for a realtor in Homestead and South Florida who answers your call herself, you're in the right place. I work solo, by choice. You deal with me from the first conversation to the closing table, not with an assistant or a call center.

I work in English and Spanish, fluently in both. A buyer relocating from another country, a seller whose family speaks Spanish at home, or an agent on the other side of a deal can ask me anything in either language and hear back from me directly.

I hold seven professional designations: CRS, SRS, RENE, PSA, ABR, HFR and SFR. In 2026 I was named LPT Realty's top-producing agent in LPT Plus. The letters matter less to me than what sits behind them, which is twenty years of learning how a sale goes right, how it goes wrong, and which habits keep it on track.

The owners I work with most often have a home that doesn't fit a template: a waterfront property, acreage in the Redland, a custom build, an estate lot in Pinecrest or Palmetto Bay. I also represent buyers moving into South Florida, owners trading up, and people handling a probate, estate, divorce or short sale. Each of those situations needs its own plan, and each one gets it.

The towns I serve

My work runs from Homestead north through Miami, and every town on this list has its own housing, its own records to check and its own first questions from buyers.

  • Homestead holds several housing experiences under one name, from mid-century single-story homes to gated communities built since 2000.
  • The Redland is groves, nurseries and working farms, where what the land allows matters as much as the house.
  • Silver Palm, the historic area near SW 232nd Street, mixes older homes, larger lots and rural stretches.
  • Leisure City has established single-family homes, many of them mid-century ranch houses, alongside newer homes.
  • Cutler Bay runs from Cutler Ridge streets of the mid-1950s to the planned 1980s community of Lakes by the Bay.
  • Palmetto Bay has mature trees and mostly single-family homes, many from the 1960s and 1970s.
  • Pinecrest pairs 1950s and 1960s ranch homes on acre lots with renovations and large custom homes.
  • Miami, for me, centers on Coconut Grove, Coral Way and Flagami, three places I'd never market with one message.
  • Coral Gables has 1920s Mediterranean Revival homes, later houses and larger estates among landscaped streets.
  • Kendall covers detached homes, townhomes, condos and planned communities, much of it built from the late 1960s onward.
  • Doral, just west of Miami International Airport, has condos, townhomes, gated communities, newer single-family homes and new construction.

Each town page goes into the homes, the neighborhoods inside it, and what I'd check before buying or selling there. I also work across broader Broward County.

How I sell a home

A one-of-a-kind home doesn't need more people to see it. It needs the right position, the right presentation, and a search for the buyer instead of a wait for one. Most listings go on the MLS and sit there. Mine get launched, and then I go looking for the agents whose buyers already match the home.

A few habits run through every listing I take, whatever the price. I price on absorption rate and days on market, and I show you the math. Inside the MLS, I search the saved buyer searches that match your home and contact the agents behind them. I verify a buyer's financing and proof of funds before you accept an offer, not after. I report to you on a schedule, so you'll never have to wonder what's happening.

If you're buying your next home at the same time, your sale and your purchase become one plan with one order. I connect the two so you move once and you're never caught in between. The whole method, step by step, is on how I sell a home. If your home is waterfront, on acreage or has no clean comparable, read selling a luxury home, because those are the homes a standard listing process handles worst.

What clients say

I'd rather let clients describe it. Their reviews are on this page in their own words, exactly as they wrote them.

Responsiveness is what clients mention most, and it's the one promise a solo agent can make without a footnote. When you call, text or email, the person who answers is the person running your sale or your search. Nobody has to pass a message along, and nothing gets lost between desks.

Where to start

If you're thinking about selling, start with the number. I'll build it from your home's details and the current market, walk you through how I got it, and attach no obligation to it. If all you want right now is to see how the market is doing, that's a fine place to start too. You'll get the information with no ask attached.

If you're buying, start with the money and the order. Before any showings, we work out a monthly figure you're comfortable with and decide whether you sell first, buy first or bridge the gap. Then the search gets aimed at the communities that fit your week, not only your price.

If there's a date you're working toward, like a job start, a lease ending or an estate that has to be settled, tell me early. Every step gets built backward from it.

When you're ready, start the conversation with me, or call or text me at 786-237-9904. You'll hear back from me, in English or Spanish.
